NEW pictures have been revealed showing the precarious state of the building that used to house one of Irvine's most popular bars - after a fire badly damaged the premises.
The doors of Ruby Tuesdays in Bridgegate closed for the last time in 2008 - since when fears have repeatedly been raised that the former pub might be lost forever if it's not brought back into use in some form.
And a fire broke out inside the vacant premises on November 16 - with a number of locals wondering if that could be the final nail in the premises' coffin.
Local photographer Kevin Lundy took a look around the building following the fire - and Kevin's pictures show those concerns could well be justified.
The images show an eerie, dark and very depilated interior - with much left to the imagination as full entry inside the building is not possible.
The floor of Ruby Tuesdays is coated in dust and debris, with the roof of the building seemingly caving in.
While the images may stir up fond memories of days gone by, living it up in one of Irvine's liveliest night-time hotspots, those memories may well now be tinged with sadness due to the sad reality of what it has become.
North Ayrshire Council agreed earlier this year - long before the fire - to form a working group to look at ways of bringing the building, and the adjacent Forum building, back into a useable state and make the Bridgegate a "vibrant" area of the town once more.
Since then it's been discovered that finding the owners of the buildings has proved a particular challenge.
Bringing the building back from the brink is not a 'new' issue though, with North Ayrshire Council once opening dialogue with the then owner of the Ruby Tuesdays building way back in 2014.
At that time, the council had promised to monitor the state of the building after numerous people had raised concerns.
So will it be the case that we must say goodbye to Ruby Tuesdays forever - or can it yet be brought back from the brink?
Only time will tell...
